This was a very big week, with a lot of clear last attempts at trying to make sales before December. What was evident was a large number of substantial price drops for homes that would've been worth a lot more than what they are quoting today. Among these were 115-117 Flannery Ct, Warrandyte, 61 Belmore Rd, Balwyn North, 27 Cleveland Ave, Lower Plenty and 33 Oakland Drv, Warrandyte. These are quality properties with hopes of meeting market expectations before Christmas and making the all-important sale.
On the other hand, a number of properties were a lot more lucky and were able to sell. 8 Sarah Cres, Tempelstowe sold for $3,800,000 (a fraction of what it once may have been worth), 20 Pine Way, Doncaster East for $2,680,000 (a very sold figure) and 44 Larne Ave, Donvale for $3,180,000 (a very respectful figure as well).
There are evidently some areas facing a lot more strife in the market. Tempelstowe, the Balwyns, the Doncasters and Wonga Park are areas where properties are really struggling and prices have plummeted, with sales being few in far between. This offers a great opportunity for astute buyers in the market who should take advantage of some seriously low prices.
Auctions weren't too good this weekend, despite the properties that were up for auction actually being of reasonable quality. 44 Auburn Cres, Doncaster, 79 Yarrabat Ave, Balwyn, 5 Tramore Cls, Templestowe and 32 Longview Rd, Balwyn North all were passed in at auction.
Next week will most likely bring a number of sales, with a substantial number of homes currently under offer. Furthermore, the prices will realistically not be very strong, with many wanting to sell no matter what before the break.
The week started off strong with a number of homes going under offer. This included 64-68 Berringa Rd, Park Orcahrds, 5 Fadaro Cres, Warrandyte South, 1 Orchird Ct, Park Orchards, 12 Bowley Ave, Balwyn and 2 Wilkinson Way, Park Orchards. Some of these are rather surprising, for example, 12 Bowley Ave and 1 Orchird Ct, which I personally thought may have struggled a bit more than they obviously did.
Most of these then translated into sales later in the week, with 12 BowleyAve, Balwyn selling for a strong figure, 2 Wilkinson Way, Park Orchards selling for $1,940,000 and 1 Orchird Ct, Park Orchards for $2,602,000. As always, Park Orchards seems to be a diamond amongst the rough, with people willing to pay very high sums for properties even in the declining market.
A few properties dropped their prices this week, especially as their expressions of interest ended. 230 Research Warrandyte Rd, North Warrandyte and 48 Rosehill Rd, Lower Plenty, for example, lowered their prices after failing to sell.
The market is beginning to empty and new listings have slowed right down. Stock is slowly leaving and the market is slowly beginning to calm into Christmas.
This week was a pretty dull week. Not too much happened, but you can start to see a bit of desperation coming up with Christmas and the break approaching.
A number of homes lowered their prices trying to meet market expectations. 128A Beverley St, Doncaster East, 1A Viewhill Rd, Balwyn North and 4 Frank St, Balwyn North were among a number of properties that had their prices lowered during the week.
Some sales were made, clearly as last efforts to get homes sold. 1 Aylesbury Way, Warrandyte finally sold after a long campaign for a reasonable figure, 44 Olympiad Cres, Box Hill North sold for a suburb record in Box Hill North and 246 Doncaster Rd, Balwyn North sold, also after a long campaign.
A few homes went under offer throughout the week, including 1 Henely St, Balwyn and 9 Bellbird Plc, Warrandyte. This demonstrates that a bit of money still seems to be floating around within the top echelon of the market.
In contrast, a few homes went off market, including 17-19 Pound Rd, Warrandyte and 20 Pine Way, Doncaster East. This is rather peculiar, as these were quite strong offerings.
All in all, the week didn't offer too much surprise, with no crazy results and a lot more price drops than anything else. This is expected as we get closer to the end of the year and people want to sell.
Due to the public holiday on Tuesday, the week wasn't too busy, but there were a number of things that happened.
This week was mostly dominated by price readjustments. Among these were some big price drops, like 427-429 Porter St, Templestowe which dropped from $2.8m - $2.9m to $2.2m - $2.4m.
High-end sales continue to dominate the market. One reinforces this, setting a new suburb record for the Doncaster East market. 18 Roger St, Doncaster East sold for an undisclosed amount but around the $4,500,000 mark, smashing the suburb record. This was done off-market and with a new agent.
The $5-$6 million price bracket has continued to perform well. 18 Chatfield Ave, Balwyn sold within the top end of this bracket this week, adding another home to this segment of the market.
Other homes sold this week including 37 Oakland Drv, Warrandyte for a very high figure within its asking price and 21 Barooga Drv, Wonga Park sold for an undisclosed figure that was pretty respectable given the downturn in the Wonga Park market.
Two auctions occurred over the weekend. 156-166 Webb St, Warrandyte was passed in, but 8 Elm Ct, Tempsletowe sold for $400,000 above its asking price, for a wild $3,080,000.
Things are remaining quite strong, which is a good sign. However, many sellers will still be taking it roughly within the market.
The week started off well with 13 Madeleine St, Doncaster selling at auction for $2,200,000, within its asking price. This set the tone for the week with many more homes selling. This included 4 Milner Cls, Tempelstowe for $2,820,000, 55-59 South Valley Rd, Park Orchards for $2,605,000, 127 Bonds Rd, Lower Plenty for $3,565,000 and 138 Berringa Rd, Park Orchards for Contact Agent (within asking), among other sales too.
In addition to these sold properties, a number of high-end homes were sold too, demonstrating that there is money floating out there for ultra-luxury homes in suburbs like Balwyn and Balwyn North. 22 Knutsford Rd, Balwyn sold for an undisclosed amount, in addition to 6 Threadneedle St, Balwyn selling for an undisclosed amount and many other properties like 18 Chatfield Ave, Balwyn and 98 Greythorn Rd, Balwyn North going under offer.
Quite interestingly, a number of auctions occurred throughout the week, rather than on the traditional Saturday. 4 Manna Bank View, Donvale sold at auction on the 30th well above asking and 3 Sharne Ct, Doncaster East sold at auction for $2,589,000 on the 31st. In addition to these midweek auctions, 119 Greythorn Rd, Balwyn North sold on Saturday at auction within its asking price.
Many more homes continue to drop their prices, with this week many expensive homes readjusting. Despite many luxury homes selling, it is clear that others are still struggling.
Overall, it has been another successful week where the market is slowly getting rid of long-lasting stock, to allow for the influx of new properties that continue to flow onto the market in the Spring Rush.
Over the week, many properties dropped their prices to try to meet market expectations. Many were smaller price readjustments, but the abundance that occurred demonstrates a need that many sellers are having to try to sell their homes.
On the other hand, a lot of high-profile homes sold this week. 88 Belmore Rd, Balwyn sold before auction for a staggering figure, well above its asking price. 51 Longview Rd, Balwyn North also sold for an undisclosed amount but was at the top of its asking price. Park Orchards remains a booming area, with 7 Villanova Ct selling very quickly and above its asking price, for $3,200,000. Finally, 90 Stanley St, Chirnside Park sold for $3,022,500, cracking the magic 3 mark, proving this to be a good sale.
On the other hand, some lower-than-expected results come out of the week. 6A Read St, Templestowe sold for an absolute steal, well below its asking price and 1 Sarah Cres, Templestowe sold for its asking price, but below what it really should have got, considering what it had to offer.
Many homes went under offer, including 55-59 South Valley Rd, Park Orchards, 127 Bonds Rd, Lower Plenty and 37 Oakland Drv, Warrandyte.
Auctions didn't perform as well this week, with all the auctions in the area being passed in. Prices were readjusted after this.
Overall, there continue to be homes selling. Higher quality ones get strong prices, with some others slipping through the cracks for lower prices.
After quite a few stagnant weeks of not much going on, we finally saw quite a few sales made this week, including some highly successful auctions. 1 Lomic Ct, Templestowe ($2,008,000), 28 Grosvenor Pde, Balwyn (undisclosed amount), 77-79 Homestead Rd, Wonga Park (undisclosed amount), 18 Parring Rd, Balwyn (undisclosed amount), 7 Mitchell St, Mitcham ($2,080,000) and 29 Rookwood St, Balwyn North (undisclosed amount) all sold this week, finally allowing the market to relieve itself from the high levels of stock. Quite interestingly, most prices were undisclosed, demonstrating an overall theme of unfavourable results. 1 Lomic Ct, Tempelstowe became the cheapest acre property to sell in Templestowe for ages, whilst 28 Grosvenor Pde sold for quite a low figure considering its quality.
There were a few price adjustments throughout the week, most going down after having spent a bit of time on the market with no luck. Notably for me, 5 Kendari Ave, Balwyn North has been responding well to the market, slowly dropping its price to what is slowly becoming an appropriate level. In addition to that, 31 Cleveland Ave, Lower Plenty's sale fell over during the week, and the price was lowered after that as well.
Auctions went well over the weekend. 17 Cumberland Ave, Balwyn North was the highlight, selling for $310,000 over asking. 21 Glenair St, Tempelstowe Lower sold for a solid $2,960,000 and 6 Richard St, Doncaster East sold for a reasonable $2,350,000 after a long time on the market with multiple agents. A few properties passed in and their prices were readjusted after auction.
It was nice finally seeing some sales and watching the stock move around a bit. The market feels fresh and some new sales are allowing us to better gauge where buyers are at and where properties sit as a result.
This week saw a lot of price drops, with many properties realigning their prices to try and meet market expectations; which have continued to lower. Some homes have dropped about a week after being listed, with others coming down substantially. Evidently, for me, 117 Strabane Ave, Balwyn dropped from $5.2m - $5.5m to $4.2m - $4.5m; a one million dollar drop. Other notable price drops included 5 Kendari Ave, Balwyn North, 17-19 Pound Rd, Warrandyte and 19 Killarney Rd, Templestowe Lower.
A few homes went off the market, of which most had spent substantial time on the market. 11B Champagne Rise, Chirnside Park is a prime example of this.
Three sales were made this week. Of these three, two were from Park Orchards, still making it easily the hottest area around. 18-20 Enfiled Ave, Park Orchards sold well within asking at $2,650,000 and 640-642 Park Rd, Park Orchards also sold within asking.
There were no auctions over the weekend, with only one happening over the week, which was at 77 Latrobe St, Bulleen on the 6th of October. It was passed in and the price was readjusted.
Nothing surprising happened this week. We are still stuck with a lot of stock that is now slowly dropping in price. Each week these homes don't sell, the prices will continue to fall. Next weekend will have a number of auctions, hopefully finally driving a number of sales to alleviate the market of the high supply.
The real shocker was the sheer number of listings that came on the market this week. Even more surprisingly, amongst these new listings are a huge number of high-end, high-profile homes that you would never expect to hit the market in such a large mass. In particular, the Balwyns are both suffering from this severe amount of stock. Rather interestingly, there seem to be two approaches; going in super high or going in super low. At the end of the day, those who come in low will sell, whilst the others will sit on the market waiting for buyers who, in reality, will be going to other options. For me, 88 Belmore Rd, Balwyn was definitely a hit listing this week, with its well-known presence in the suburb and tremendous marketing campaign.
A number of homes reduced their prices this week, of which many moved down a bracket in price. 1 Lomic Ct, Templestowe fell into the 1 million dollar range, 12 Bowley Ave, Balwyn fell into the 3 million dollar range and 4 Shelagh Ct, Warrandyte fell into the 2 million dollar range.
Two homes were relaunched this week (7 Tower Rd, Balwyn North and 3 Paynters Rd, Wonga Park), however, their preexisting time on the market and lack of real price drops in a time where prices have to be low may prove they will once again struggle to sell.
Two sales were made this week. 4 Knight Ct, Donvale sold for a very good $2,210,000 and 216 Old Eltham Rd, Lower Plenty sold for an excellent $2,450,000. Lower Plenty seems to be a hot spot, with homes being snapped up quickly in recent times. This is reinforced with 31 Cleveland Ave, Lower Plenty going under offer this week too.
One auction occurred over the weekend, 7 Mitchell St, Mitcham, and was passed in. The price was readjusted towards the top end of the range.
The market is now very top-heavy, with a flood of high-end homes. In the end, this will mean prices will fall further, as sales results from this week prove nothing is selling right now. Desperate sellers will begin to undercut each other pushing the whole market down.
As a whole, this was a relatively tame week. Not much happened due to the public holiday, slowing the action down substantially.
Overall, most of the action came from homes leaving the market, with over 10 going off market. Most of these were older listings, however, which had become staples on the market. This leaves the marketplace with a majority of newer listings for spring buyers.
22 Kenilworth Ave, Wonga Park finally sold after months of being under offer and for a very good figure in the low 2s. Additionally, 40 Heads Rd, Donvale sold for a figure just under $3 million, making this a very solid sale.
One auction happened on the weekend, which was 33 Aberdeen Drv, Doncaster, which was passed in.
Some high-end listings hit the market over the week, adding a lot of stock to the top end of the market, leaving a lot of choice for the mega-wealthy buyers.
Overall, the week was a bit dull but it is always welcomed in a rapidly changing marketplace like the one we are experiencing now.
Rather surprisingly, a few homes have been flying off the shelves. 5 Green Ridge, Warrandyte South sold in 10 days for a very solid $2,400,000 and 76 Bonds Rd, Lower Plenty sold in just a week within its asking price. For what is seemingly a flatter market, these are good figures.
A number of homes also sold this week, including many carryovers from the prior auction weekend. 14 Robertswood Cls, Doncaster East sold for a staggering $3,125,000, 26 Anthony Ave, Doncaster sold for $2,236,800 after much time on the market and 2/128 Plymouth Rd, Ringwood sold within its asking price.
A lot of homes had their expressions of interest end this week with no bites. Many adjusted their prices, such as 127 Bonds Rd, Lower Plenty, in order to meet the market.
A solid amount of homes went under offer this week as well. 77-79 Homestead Rd, Wonga Park, 11 Dempster Ct, Donvale and 18-20 Enfield Ave, Park Orchards all went under offer. Quite interestingly, these are all homes within the same bracket, showing there is a demand for properties like these around.
Auctions were a hit and miss this weekend. 13 Boyd St, Doncaster went under offer, proving that it sold. Hopefully, the result will be impressive. In addition to that, 1 Anthlin Ct, Templestowe blew it out of the park, selling for $303,500 above asking. A quality home catered to pull the heartstrings of buyers really does well, exemplified by this result. On the other hand, though, 34 Lincoln Drv, Bulleen sadly failed to sell again, which is rather surprising given the quality on offer. Additionally, 9 Kendari Ave, Balwyn North was passed in.
Collectively, this was a strong week for sales. Many sold and many went under offer. Demand seems to sit in the mid to high 2s range for lifestyle properties; however, quality homes throughout the market are still getting attention.
Once again, many new listings have entered the marketplace, giving buyers many new options. On the other hand, many properties are sold, meaning that most of the marketplace is now made of newer listings. These sales demonstrated some strong results, but are also still a testament to the weaker market, as the prices are fractions of that of what was possible just a short time ago. 33 Harrington Ave, Balwyn North sold for its asking price, 27 Reids Ln, Warranwood sold for $2,550,000 and 7 Decontra Cls, Donvale sold for $2,608,000, all examples of weaker results than what once could have been achieved. However, other properties, like 27 Bamfield Cls, Templestowe ($5,350,000) and 39 Fortuna Ave, Balwyn North (Contact Agent) are still achieving strong results, giving the marketplace a bit of confidence.
A few homes went off market this week, including 1 Harcourt Plc, Lower Plenty and 3 Wills St, Balwyn, each demonstrating that in order to sell in this market, the quality has to be perfect.
Unlike other weeks, auctions went off with a bang. Every house that went to auction this weekend sold, including 12 Rasmussen Drv, Templestowe which got $245,000 over asking and 10 Bowley Ave, Balwyn which got $570,000 over asking. These were quality homes that got buyers excited.
In addition to all this, notable off-market sales were made including 62 Stroud St, Balwyn ($5,900,000) and 9-11 Feversham Ave, Park Orchards ($2,430,000).
Overall, this week was successful and should instil a bit of hope into the market, showing that money is still out there.

Older listings went off the market this week, with many adjusting prices as well. Several homes increased their prices, which is quite a unique approach. Notably, 115-117 Flannery Ct, Warrandyte skyrocketed their price well into the 4s.
Some good sales were made earlier in the week with 9 Mahoneys Ct, Warrandyte selling for a very good $2,310,000 and 6 Rivulet Plc, Warrandyte selling off market for $3,040,000. In addition, 308-310 Oban Rd, Donvale sold very close to its asking at $2,260,000, despite its proximity to power lines.
Auctions once again weren't successful, with, surprisingly, 3 Gardner Ct, Balwyn North being passed in.
Some quality homes went under offer later in the week, once again proving that solid homes presented well will sell, even in this rough market.
Overall, it was a pretty tame week, despite the spring rush.
A lot of properties have adjusted their prices this week. Overall, not too much happened, making this a lull week before the spring rush.
Properties like 3 Wayamba Plc, Templestowe, 2/128 Plymouth Rd, Ringwood, 26 Anthony Ave, Doncaster and 63 Nicholson St, Nunawading all dropped their prices by substantial margins.
Conversely, 75 Yarra Valley Blvd, Bulleen, 9 Avocet St, Doncaster East and 71 The Boulevard, Balwyn North each increased their prices over the week.
Some homes sold this week. 23 Edwin Rd, Templestowe finally sold for an undisclosed amount (around $3,200,000), along with 104 McGowans Rd, Donvale and 30-32 Hopetoun Rd, Park Orchards, also each selling for undisclosed amounts. Notably, 67 Peter St, Box Hill North sold well before its auction date and for $120,000 above asking.
Not too many actions happened this week. Out of the three that were on, only 28 Cremorne St, Balwyn sold and for a substantial amount over asking.
Expect in the next coming weeks a massive rush of new properties that will hit the market. Quality should be high and prices competitive.

With this new competition, older listings have begun to drop their prices to match these levels. 77-79 Homestead Rd, Wonga Park has dropped to an insanely low level, along with 27 Church Rd, Doncaster.
Some solid sales were made this week. 7 Tormey St, Balwyn North finally sold for a very respectable $6,788,000, along with 8 Yarra Brae Cls, Wonga Park at $3,950,000. Auctions showed a little bit of success, with 11 Richard St, Doncaster East getting $60,000 over asking, and 71 The Boulevard, Balwyn North being passed in at a very competitive $4,450,000.
A number of homes left the market, proving that there are still properties that are struggling to sell. In addition to this, sadly 640-642 Park Rd, Park Orchards' sale fell over, moving it back onto the market.

In contrast, a number left the market, including a large amount of older listings; leaving the market looking relatively empty. Park Orchards remains a hot spot, with 640-642 Park Rd going under offer in a pretty short period. Other notable listings that went under offer include 7 Tormey St, Balwyn North (which went whilst off-market) and 8 Yarra Brae Cls, Wonga Park.
Auctions weren't so successful, with no sales being made at auction over the weekend on any of the given properties. This piggybacks off recent times, where unless competition is very high, an auction has not been the method to pick.
Some price drops were also made throughout the week on a few properties. Notably, 59 Wetherby Rd, Doncaster has dropped to quite a competitive level, alongside 63 Narrak Rd, Balwyn.
A couple of properties sold off market this week as well, proving there are still keen buyers out there. 177-181 Serpells Rd, Templestowe ($3,580,000) and 4 Rasmussen Drv, Templestowe (Sold for low 3s) sold off the market, for solid prices.
Stock is now low and demand seems to be high in the acreage belt, with Park Orchards and Donvale being clear hotspots.
